Why Proper Concrete Prep Matters More Than the Coating Itself

When people call us about a garage floor, they almost always want to talk about the coating. What color, what kind of flake, glossy or satin, epoxy or polyaspartic. Fair enough, that's the fun part, it's the part you see. But here's something we tell just about everyone, and it tends to surprise them: the coating is not what makes your floor last. The prep is.

You could buy the most expensive, highest-grade coating on the market and have it fail in a year. And you could put a mid-range product down over a properly prepped slab and have it look great for fifteen. The difference is almost never the can. It's what happened before the can got opened.

A coating can only hold on to what's underneath it

Think about it this way. A floor coating doesn't just sit on your concrete like a rug. It has to bond into it, mechanically grip the surface, become part of the slab. And it can only grip what's actually there.

Bare concrete, the kind in most garages, has a thin, dense, sealed-up layer right at the top. There's often old sealer in there, sometimes a previous coating, plus years of dust and oil that worked their way into the pores. If a coating goes down on top of all that, it's bonding to the gunk, not the concrete. And gunk lets go.

That's the peeling you've seen in somebody's garage. It wasn't a bad product. It was a product that never got a fair shot at sticking.

What real prep actually looks like

This is where the corner-cutting happens, because proper prep is the hard, unglamorous, time-consuming part of the job. It's also the part a customer can't easily see once the floor is done, which is exactly why some companies skimp on it.

Done right, it starts with diamond grinding. We run industrial grinders across the whole slab to take off that top sealed layer and open up the concrete, creating what's called a surface profile, basically a slightly rough texture the coating can dig into. Some outfits skip this and just acid-etch instead, or worse, do nothing at all and roll product straight onto a swept floor. Etching alone rarely gets you a strong enough profile, especially on the hard-troweled concrete a lot of Arizona garages have.

After grinding comes the stuff nobody brags about. Cracks get chased out and filled. Pits and spalls get patched. Oil spots that have soaked deep get treated, because oil and coating do not get along. Then the whole floor gets cleaned again, because any dust left behind from grinding becomes a weak spot. Only after all of that does anything resembling a coating go down.

It's a lot of work. That's the point. When you compare two quotes and one is way cheaper, this is usually where the money went missing.

Why this hits different in Arizona

Our concrete deals with things concrete in milder places never has to. The heat alone is a factor, because a slab in a closed Phoenix garage expands and contracts through big temperature swings, and a coating that isn't properly bonded gets stressed at those edges and starts to lift.

Then there's hot tire pickup. When you pull a car in after it's been baking on 115-degree asphalt, the hot tires can literally grab a poorly bonded coating and peel it off the floor. A well-prepped, well-bonded floor shrugs that off. A rushed one doesn't stand a chance.

Monsoon season adds moisture into the mix too, and moisture is one of the main things proper prep and the right primer are there to manage. So out here, prep isn't just important, it's the thing standing between you and a floor that fails in its first summer.
